NOTICE OF PUBLIC HEARING
TAKE NOTICE that the Pocono Township Zoning Hearing Board will hold a public hearing on
Wednesday, September 7, 2022, beginning at 5:00 P.M., at the Pocono Township Municipal Building,
112 Township Drive, Tannersville, Pennsylvania 18372. The purpose of the hearing is to consider the
application of Cherry Lane Development Partners, LLC, for variances from certain provisions of the
Pocono Township Zoning Ordinance, including: (1) Section 470-20.C(2)(1a), which requires front yard
setbacks of 75 feet; (2) Section 470-108.A.(1) which limits freestanding signs to 50 square feet and 15
feet in height; and, (3) Section 470-108.B.(1) which limits wall signage to 50 square feet and requires
such signs to be attached to building walls fronting an access road. The applicant desires to redevelop
the subject properties to construct a retail store with gasoline service.
The application relates to two properties located at 2977 Route 611 (Parcel # 12.8.1.58 and
Map # 12-6372-04-54-5730) and 215 Learn Road (Parcel # 12.8.1.57 and Map # 12-6372-04-54-6805) in
Pocono Township, Monroe County, Pennsylvania. Cherry Lane Development Partners, LLC is the
equitable owner of both properties. Tannersville Inn, Inc. is the owner of record of 2977 Route 611
and Stephen J. Jakubowitz, III Is the owner of record of 215 Learn Road. Both properties are located in
the Commercial (C) zoning district.
The complete application is available for inspection (without charge) or copying (for a charge
not exceeding actual copying costs) at the Township’s office at the address listed above during regular
business hours. Anyone may attend the hearing and those who are affected and have legal standing
